Rate & Coverage:

The lease agreement includes charges for basic rental, general services and inventory control. Basic rental fees are based on a $8.00 per square foot rate, and include the following:

  • 24-hour armed security
  • Zone administration, including operations and control of such
  • Services with the US Customs and Border Protection Service
  • Utilities (water, electricity and telephone)
  • Periodical inventory inspections
  • US Customs and Border Protection Operator’s Bond
  • Waste management & disposal
  • Grounds keeping and maintenance

Additional Services

Inventory Control System (Smart Zone system) may be obtained as per the following schedule:

  • Basic System - $150.00 minimum per month (includes 20 lot reviews (counts) per month)
    • Additional reviews (counts) - $ 3.50 per review
  • Master System - $ 375.00 minimum per month (includes 100 lot reviews (counts) and/or processing stubs)
    • Additional reviews (counts) - $ 1.00 per transaction

Program Participation Pre-requisites

Companies interested in making use of the benefits and incentives offered by Free Trade Zone # 61 should submit the following documentation to our offices:

  • Letter of intent, including nature of business and space required
  • Most current copy of financial status report, certified by an independent auditor
  • Corporate Resolution document authorizing contracting powers in Puerto Rico
  • Copies of Articles of Incorporation, as registered and submitted in originating country or state and the Department of State in Puerto Rico.
  • Certificate of Incorporation, as registered in originating country or state and the Department of Sate in Puerto Rico.
  • Commercial references
  • Bank references

Monies Required Upon Leasing Contract Execution (signature received)

  • Guarantee or security deposit equivalent to two (2) months worth of rent
  • 1 (one) month’s rent in advance payment
  • Liability Insurance Coverage (i.e. public responsibility, property damage, fire etc).

Due to local requirements for doing business, please note that the documentation requirements may vary slightly depending on whether the company seeking participation is a local or foreign firm that is or not already doing business in Puerto Rico.

Rates are subject to being adjusted periodically

Energy consumption will be paid directly by the tenant to the Puerto Rico Power Authority.
